To rent a property in France while living abroad, it's essential to prepare your application carefully. You'll need to provide proof of your income from French and foreign sources, as well as your tax residence. Landlords often ask for guarantees such as a stable employment contract or a guarantor based in France. The type of rental you choose (for example, empty or furnished) will also have an impact on your application.
As an expatriate, you can opt for different types of rental, such as an empty or furnished rental. A furnished rental offers greater flexibility, particularly for temporary stays, while an empty rental is ideal for those seeking a more stable residence. These choices also have implications for rental status and the applicable tax regime.
To rent a property in France to an expatriate, landlords generally ask :
- A copy of your employment contract,
- Proof of tax residence,
- Proof of French or foreign income,
- Proof of guarantor (often required if your income is foreign).
These documents are necessary to secure your rental and guarantee that your application will be accepted.
Yes, guarantees for expatriates can be stricter. Landlords often look for additional guarantees for tenants living abroad. These include a French-based guarantor, a higher security deposit, or solid evidence of stable rental income. These criteria are particularly important for non-professional furnished or empty rentals.
Obtaining a mortgage as a non-resident is possible thanks to certain specialized French banks that agree to finance expatriates or foreigners investing in France. You'll need to provide supporting documents such as a work contract, information on your country of residence, and your latest income tax returns. A good file is essential to convince a bank to finance your purchase, taking into account the different tax regimes and European Union rules, if applicable.
Investing in French real estate involves a number of very specific steps. You'll need to sign a compromis or acte authentique de vente, check the conformity of the local contract and, if necessary, consult a notary. If you plan to rent, find out about the rules governing furnished rentals and the tax implications in your country of residence. These steps are essential to secure your real estate project.
Expatriates or foreigners wishing to invest in French real estate can take advantage of various tax schemes. For example, in the case of rental investments such as furnished rentals, it is possible to benefit from specific schemes to reduce your income tax. Tax particularities also depend on your country of residence and bilateral agreements with France. Calling on an expert will help you optimize your benefits while complying with the rules.
